Relevant Experience – Ground Up

Starcap went under contract to acquire a former scrap yard facility of 7.29 acres in Tampa Bay area. We performed due diligence and feasibility. Because the site was previously contaminated, we met with FL Department of Environmental Protection, prepared a modified remediation plan, evaluated the geotechnical composition of the site, and performed a financial feasibility for the project. Starcap is expected to close in April of 2022.

LBA Realty partnered with a prominent undisclosed local Miami developer to acquire 17 acres to build 266,000 sf of industrial. We performed all due diligence on the site including geotech, environmental, wetlands analysis, drainage and financial feasibility of the project. Avison Young obtained all entitlements and permitting for the site. Project will be completed in May 2022 under budget and on time.

Same ownership as Logistics I went under contract to acquire a 25-acre former lake filled with construction debris. Avison Young provided due diligence on the site including entitlements surrounding the environmental issues, geotech, site planning, drainage and site planning
issues. Ownership acquired the site and we are providing entitlements and permitting for 466,000 sf of logistics product to be built in 2023.

We provided feasibility and due diligence services on two parcels totaling 40 acres north of the Tampa
airport. We found undisclosed environmental issues on one of the
parcels and ownership successfully terminated that portion of the agreement. Northpoint when on to develop 300,000 sf on the northern parcel which will be complete in June of 2022. The southern portion did ultimately sell to another developer and has been unable to successfully
develop the site.
